How much house can I afford?
A general guideline is to spend no more than 28% of your gross monthly income on housing and 36% on total debt. I will review your income, expenses, and goals with you to find a comfortable payment, free and with no obligation.
What credit score do I need to buy a house?
Conventional loans typically start at 620, while FHA and VA loans can accept lower scores. Even if your score is not there yet, I can help you build a plan to get mortgage-ready.
How much down payment do I need?
It can be less than you think. VA loans offer $0 down, FHA starts at 3.5%, and conventional options start at 3%. Down payment assistance programs may also be available.
Should I refinance my mortgage?
It depends on your current rate, how long you plan to stay, and your goals: lowering payments, pulling cash out, or paying off faster. I will run the numbers with you so the decision is clear.
